AI Factory
2 questionsA traditional datacenter mainly stores, processes, and distributes digital data and cloud services, while an AI factory is a high-density, GPU-powered infrastructure specifically designed to continuously train, fine-tune, and run artificial intelligence models at industrial scale.
A hyperscale AI factory generally refers to an AI-native computing campus exceeding roughly 100 MW of capacity, designed to industrialize large-scale AI training and inference operations.
With a maximum capacity of 350MW, DataOne's AI-Factory in Vineland will be considered as such once delivered.

Water Use & Risks
4 questionsThe facility's closed-loop cooling system will continuously recycle water onsite. The project will require a one-time fill of 1 million gallons of water, and an annual consumption equivalent to seven Olympic swimming pools mainly for typical office building use.
Water will be drawn from the city's municipal supply at a rate that meets local utility requirements and has been tested to avoid any impact on neighborhood water pressure.
We are in active coordination with the city to confirm all usage agreements and address any concerns about long-term water availability.
We are committed to being a responsible neighbor to Vineland's farming community. Our facility uses a closed-loop water system that recycles water continuously, keeping consumption minimal.
No. DataOne uses closed-loop cooling systems so no water is disposed of.
Electricity Use & Risks
4 questionsDataOne will be generating behind the meter thanks to fuel cells and will also use some grid power. Currently we are using generators for construction and then approx. 49MW will come from the Grid.
Currently, we are receiving 5MW from Vineland.
The 49MW from ACE will be a permanent and consistent feed to the site (no peak hours).
The data halls and associated mechanical loads will be fed from the fuel cells. The grid will only be used as backup for critical network rack hence the usage of this supply will be very limited.
The project has been designed in coordination with the utility to ensure sufficient grid capacity and maintain reliability for the surrounding community. Therefore, we do not expect any impact or increased risk of blackouts for residents.
Additionally, DataOne's use of on-site power generation through fuel cells reduces its reliance on the grid, further minimizing any potential impact on local power supply.
We bring and pay for our own power. We partnered with Bloom Energy to power the project with modular fuel cells installed onsite. This means the electricity is generated and used only for our AI factory, without increasing residential electricity bills.
Gas Usage & Risks
4 questionsResidents' gas usage will be priority over the pipeline if need be.
There will be no impact on the prices of gas.
Noise Pollution
1 questionDataOne is very cautious with regards to community concerns and as a responsible neighbor to the surrounding community the company has undertaken multiple measures:
- A northerly wall was constructed as an additional layer to mitigate any sound from the construction site.
- Construction timing has been adjusted in accordance to community request.
- Construction sequencing has been reviewed to mitigate any potential sound during the construction.
- DataOne has retained the services of a sound mitigation specialist to assess the project site, current construction activities, and operational sound characteristics once the site is fully developed through real-time monitoring stations to ensure full and continued compliance with noise regulations and community concerns.
- The fuel cell power solution selected will make significantly less noise than the previous solution.
Taxes
1 questionDataOne is not exempt. The company was offered the NJ PILOT Program.
The PILOT agreement was established to help attract transformative investment to Vineland and enable the development of advanced infrastructure that will contribute to the region's long-term economic growth.
For some background, property taxes are divided into 2 categories: land tax and improvement tax. DataOne is and will pay full taxes on the land. DataOne received a 5-year tax abatement under NJ's PILOT program. It is the shortest timeline available for such a program and applies to the improvement tax only, not the land tax. It is an escalating abatement:
All commercial and industrial businesses in a UEZ (which is a large portion of Vineland and covers all industrial zoned properties in Vineland) in Vineland are eligible for the abatement.
Community Consideration
2 questionsCurrently, over 500 union and non-union workers from the county are working on-site and we are currently actively onboarding more team members.
Once the construction is completed, a minimum of 20% of DataOne Construction workers will be dedicated to infrastructure creation and improvement in Cumberland County — pro bono.
DataOne Construction
4 questionsA dedicated construction division created to support the rapid development of the company's first hyperscale sustainable AI Factory in Vineland, New Jersey.
In early April, DataOne onboarded more than 400 employees to support the construction and delivery of the company's 350MW AI infrastructure campus.
The newly integrated teams — now approx. 500 people — are now actively working on-site in Vineland, where the project remains on track for delivery in December 2026.
The creation of DataOne Construction marks a major milestone in the company's long-term vertical integration strategy, designed to accelerate execution, strengthen operational control, and meet the growing global demand for AI infrastructure capacity.
Some will move on to other DataOne projects and 20% will be dedicated to non-profit projects and work in-and around Vineland.
